職位描述

二裝管理
1.全面負(fù)責(zé)人員、設(shè)施設(shè)備、材料物資等各項(xiàng)管理工作及定制預(yù)算制定計(jì)劃；
2. 負(fù)責(zé)處理下屬各崗位在安裝、維修及保養(yǎng)等工作中出現(xiàn)的各種問題；
3.根據(jù)項(xiàng)目不同業(yè)態(tài)編制落實(shí)二次裝修的管理制度、流程、及施工管理：
a) 根據(jù)項(xiàng)目的二次裝修流程，負(fù)責(zé)落實(shí)業(yè)戶的二次裝修工作；
b) 落實(shí)配合其它部門業(yè)戶二次裝修各階段的工作，保證二次裝修監(jiān)管工作流；
c) 負(fù)責(zé)落實(shí)業(yè)戶裝修各階段的審核、巡查、完工驗(yàn)收等工作。
4.熟悉相應(yīng)的建筑安全、機(jī)電設(shè)備、環(huán)境衛(wèi)生、等系統(tǒng)規(guī)定的政策法規(guī)能夠發(fā)現(xiàn)及規(guī)避經(jīng)營風(fēng)險(xiǎn)，保證設(shè)備設(shè)施運(yùn)轉(zhuǎn)良好，為業(yè)主提供舒適的生活環(huán)境；
5. 就租戶之投訴及重要維修保養(yǎng)工程作出調(diào)配及跟進(jìn)；
6.配合物業(yè)部和其他部門工作，做到協(xié)調(diào)一致。負(fù)責(zé)調(diào)查和處理大廈內(nèi)各用戶有關(guān)設(shè)備方面的投訴，詢問及按情況分配工作；
7.執(zhí)行上級(jí)領(lǐng)導(dǎo)安排的各項(xiàng)工作。
崗位要求：
年齡： 45歲以下
學(xué)歷：大專及以上學(xué)歷
語言要求：能聽懂上海話，可以普通話交流
工作經(jīng)驗(yàn)：
1.5年或以上工程相關(guān)工作經(jīng)驗(yàn)，3年以上同崗位及同業(yè)態(tài)工作經(jīng)驗(yàn)；
2.有酒店、高級(jí)寫字樓物業(yè)管理工作經(jīng)驗(yàn)者優(yōu)先；有物業(yè)前期介入經(jīng)驗(yàn)者優(yōu)先。
專業(yè)知識(shí)：
1.熟悉物業(yè)裝修施工涉及的各專業(yè)工藝流程和方法、規(guī)范，具有二裝現(xiàn)場管理經(jīng)驗(yàn)；
2.熟練使用辦公軟件和項(xiàng)目管理工具；
3.具備良好的溝通協(xié)調(diào)能力，能夠有效地與租戶、施工單位及其他部門進(jìn)行溝通；
4.具備一定的預(yù)算編制和成本控制能力；
5.熟悉裝飾材料，有一定的審圖和施工知識(shí)。
